In early 2006, ATLAS COPCO PHILIPPINES INC.,
a Swedish multinational company engaged in the
importation and trading of industrial equipment
and machinery, took a leap of faith by entering
into a long-term lease arrangement with Alcos Global Corp.,
a landowner in Laguna Technopark, Binan, Laguna. The lease
called for the construction of a custom-built office and
warehouse/repair facility within the Ayala-developed industrial
estate that would serve as the modern headquarters of the company.
The transaction involved extensive coordination and monitoring in
the early stages to make sure that Atlas Copco and the Lessor, together
with all third-party service providers, such as the structural designer
and builder, are committed to the vision of creating a world-class facility
for the client - worthy no less of its stature as a dominant multinational
company in its field. The success of the project depended on meeting the
expectations of Atlas Copco within the parameters that it has set vis-a-vis
the resources that were available to the Lessor at that time. Throughout the
transaction, Mr. Rey M. Lagonsin was on hand to facilitate the coordination
process and initial negotiations, which culminated in the signing of the lease
contract by mid-2006. Atlas Copco's lease consists of a building floor area of
about 2,346.50 square meters of combined office, warehouse and workshop facilities
sitting on 5,504 square meters of land. The Lessor has given the company the option
to lease an additional 3,000 square meters of land in case it decides to expand
operations within the initial lease period.
